The Atlanta pre-listing guide · Updated July 2026

Painted before the photos.
Here's exactly how fast
that can happen.

Listing photos on the calendar, a closing date bearing down, and every painter you call takes three days to call back. This is the honest timeline for getting an Atlanta house repainted on a deadline — what's realistic, what to skip, and what it costs.

The short answer

Text us an address today → 15-minute video walk-through → flat quote within 24 hours → crew on-site in as little as 5 business days. A walls-only repaint of a home up to 2,400 sq ft takes 5–7 days of work. If photos are two weeks out, you have time — but start the quote today, not after the stager visits.

01 — The timeline

What "fast" actually looks like,
day by day.

Most of the time people lose before a listing isn't painting time — it's waiting-on-the-painter time. Days for a callback, a week for an estimate visit, another week for a quote that's really a guess. The painting itself is the quick part. Here's how the schedule runs when the process is built for deadlines:

Day 0 · Morning

Text us the address

That's the whole intake. Address, and roughly what you need — "listing refresh before photos on the 24th." We reply the same day.

Day 0 · Same day

15-minute video walk-through

A quick FaceTime walk of the house — it catches the things that change prices later (popcorn ceilings, wallpaper, water stains) so the number we give you is the number you pay.

Within 24 hrs

Flat quote, locked

A clean PDF with one flat fee. Not an estimate that grows mid-job — a locked price. Approve and pay, and you're on the schedule.

5–10 business days

Crew on-site

We schedule backward from your photo date or move-in date. Jobs that come through a partner real estate agent get priority slots.

5–7 days of work

Painted, cleaned, walked

Walls-only refresh on homes up to 2,400 sq ft: 5–7 days. Full repaint with ceilings and trim: 7–10. Daily photo updates the whole way, then a final walkthrough.

Add it up: from first text to finished walls is typically two to three weeks. If your photo date is closer than that, text us anyway — priority slots open up, and a partial scope (photo-facing rooms first) can sometimes bridge the gap.

02 — Worth it?

Why agents tell sellers to paint
before anything else.

If you only do one thing to a house before listing it, experienced Atlanta agents will almost always tell you: paint it. Three reasons, none of them complicated:

Photos decide showings. Buyers pick which houses to visit from photos, and walls are most of every frame. Scuffs, dated colors, and the previous decade's accent wall read instantly on camera — fresh neutral paint is the single cheapest way to make every photo in the listing better at once.

Paint is a negotiation point you can delete. A buyer who walks through a tired interior starts a mental repair tab, and paint is the first line on it — usually priced in their head at far more than it costs. Handing them freshly painted walls removes the line item entirely.

It's the highest-leverage dollar of pre-sale prep. A kitchen remodel before selling rarely pays back. Paint routinely does, because the cost is a fraction of the price reduction a worn interior invites. That's why stagers ask for it before they'll even bring furniture in.

03 — Triage

Short on time? Paint in
this order.

When the photo date is fixed and the calendar isn't cooperating, don't try to paint everything — paint the right things. This is the priority ladder we use when scoping rush jobs:

  1. Walls, one neutral, everywhereWalls dominate every photo and every showing. One consistent neutral throughout makes the house read bigger, brighter, and newer — and it's the fastest scope to execute. This is the whole logic of the walls-only Listing Refresh.
  2. The rooms photos lead withIf even walls-everywhere won't fit the calendar, prioritize the kitchen, main living space, and primary bedroom — the rooms every listing leads with online.
  3. Trim touch-ups, not trim repaintsA full trim repaint is a three-step job (clean, caulk, paint) that eats days. Touch-ups on chipped corners and scuffed baseboards deliver 80% of the visual for a fraction of the time.
  4. Ceilings only if they've earned itMost ceilings photograph fine as-is. Repaint them only for water stains, smoke darkening, or genuine dinginess — otherwise that's schedule you should spend elsewhere.
  5. Skip the bold ideas entirelyPre-listing is not the moment for an accent wall or a trend color. Saturated colors shrink rooms on camera and narrow the buyer pool. Save the personality for the next house.

Colors that photograph well

Photographers and stagers keep asking for the same family of soft, warm neutrals — Sherwin-Williams Agreeable Gray, Accessible Beige, and Alabaster are the perennials. They bounce light instead of absorbing it, they don't fight furniture, and they let buyers project their own stuff onto the rooms. We spec commercial-grade Sherwin-Williams ProMar 200 on every job, so any of these is a same-price choice, not an upcharge.

04 — Cost

What it costs. Flat, published,
no mystery math.

Painting quotes in Atlanta are usually a black box — a number that appears after a site visit and grows once the job starts. We publish ours. Two packages cover most pre-listing and pre-move-in jobs:

For sellers · before photos

Listing Refresh

$9,500
$8,500 with a partner agent's code

Every interior wall, homes up to 2,400 sq ft · standard prep · one neutral color · Sherwin-Williams ProMar 200 · 5–7 day turnaround

For buyers · before move-in

Move-In Refresh

$11,500
$10,500 with a partner agent's code

Walls, ceilings, trim, doors & baseboards · up to 3 colors · homes up to 2,400 sq ft · 7–10 day turnaround

Bigger homes, vaulted ceilings, wallpaper removal, and repairs are priced as published add-ons — the whole list is on the pricing page. Whatever the scope, the quote is locked after the 15-minute walk-through and comes with a 2-year workmanship warranty, $2M general liability insurance, and EPA Lead-Safe certification (which matters — half of intown Atlanta was built before 1978).

05 — Questions on a deadline

Asked by every seller
with a photo date.

How fast can a painter actually start in Atlanta?

Most companies take 3–5 days to return a call, then weeks to schedule. We respond to a text the same day, lock a flat price after a 15-minute video walk, and typically have a crew on-site within 5–10 business days. Jobs referred by a partner agent get priority slots.

How long does the painting itself take?

Walls-only on a home up to 2,400 sq ft: 5–7 days. Full repaint with ceilings and trim: 7–10 days. Larger homes add time — start the quote as early as you can once photos are on the calendar.

Is it worth painting a house before selling it?

In most cases, yes. Fresh neutral paint photographs dramatically better, removes a buyer negotiation point, and costs a fraction of the price reduction a tired interior invites. It's the first thing most agents and stagers recommend.

How much does pre-listing painting cost in Atlanta?

Flat $9,500 for every interior wall on homes up to 2,400 sq ft ($8,500 with a partner agent's code). The full Move-In Refresh is $11,500 ($10,500 with a code). Full add-on list on the pricing page.

What if I only have a week before photos?

Walls first, one neutral, everywhere — skip ceilings unless stained and do trim touch-ups instead of repaints. That's the walls-only Listing Refresh, and it's why it fits in 5–7 days. If it's tighter than that, text us — partial scopes can bridge a gap.

What colors photograph best?

Soft warm neutrals: Sherwin-Williams Agreeable Gray, Accessible Beige, Alabaster. They bounce light and keep rooms reading large. Skip saturated accent walls before a listing — they shrink rooms on camera.

Can you work around my photo or closing date?

That's the whole model. Once the flat quote is paid, we schedule backward from your date — not off a painter's calendar — and send daily photo updates until the final walkthrough.

What areas do you serve?

ITP and close OTP — Buckhead, Morningside, Virginia-Highland, Inman Park, Decatur, Brookhaven, Chamblee, Sandy Springs, Druid Hills, Kirkwood, and most of the rest. Not sure? Text the address to (470) 671-6660.
