Most jobs are one of the two packages, exactly as described. But homes vary — here's everything else, priced up front so there's never a surprise.
Most listing homes have ceilings that photograph fine as-is, so we leave them out of the base price — and only suggest them if yours genuinely need it (water stains, smoke, or dinginess). Full trim is a three-step job — clean, caulk, then paint — so it's a real upgrade, not a quick touch-up.
